What Happens During a Roof Replacement: Step by Step from Estimate to Inspection
Nov 11, 2025If you’re like most homeowners, you’ve never had a roof replaced before. Or, at least, it’s been quite a few years since your home’s last re-roofing job. You’ve heard that advances in roofing technology have led to roofs lasting longer, fading less, and even boosting the energy efficiency of the homes they protect.
But it’s understandable if you don’t know much more than that. The roofing pros at Rodeffer Roofing have been installing high-quality, long-lasting roofs on homes and businesses in Muncie and throughout Central Indiana since 2011. We’re pleased to walk customers through the roof replacement process so they know exactly what to expect from the first consultation through the installation and final inspection.
Step One: Choose a Roofing Contractor You Can Trust
You’ve probably heard it’s best to get at least three estimates from roofing companies serving your area, and that’s good advice.
However, it’s not necessarily good advice to choose the one with the lowest estimate. You’ll want to make sure any roofer you partner with is licensed, insured, and bonded. Ask how long the roofing company has been installing roofs in your area and about the quality of the roofing materials they install. Don’t be afraid to ask for references and certifications, which speak to a roofing company’s demonstrated skills and past performance. Rodeffer Roofing, for example, is a Preferred Contractor for Owens Corning®, one of the most highly respected roofing manufacturers in the country.
During your consultation, the roofing contractor representative should provide a thorough assessment of your roof’s condition and guide your through your options for roofing materials, including colors, styles, and available upgrades for aesthetic appeal and resistance to damage from staining, fire, wind, and hail.
Step Two: Thoroughly Review Your Estimates and Ask Questions
You’ll want to review every estimate you receive for details about what’s included, such as:
- Permitting costs
- Stripping away and disposal of your home’s old roofing materials
- Inspection and repair (if needed) of your home’s roof deck
- Installation of new underlayment, flashing, and shingles or another type of roof covering
- Cleanup and final inspection of your new roof
- Issuance of a warranty and exactly what it covers
Step Three: Get Ready for Your Roof Installation
Once you’ve selected a roofer, get a contract that covers everything you’ve discussed in writing. Your roofing contractor should also provide you with a date for your roof teardown and installation as well as a list of preparations you’ll need to make based on your specific circumstances. Generally, however, you should plan to:
- Notify your neighbors and your homeowners association, if applicable, well in advance of any inconveniences they should expect, including the likelihood of a large disposal bin in your driveway for a day or two.
- Move your vehicles out of your garage and driveway to provide access for roof installation equipment and also to avoid being blocked from leaving your home due to the presence of roofing equipment.
- Remove pictures and fragile items from the interior walls and shelves of your home to prevent damage from vibration during your roof replacement.
- Move any outdoor furniture and yard art far enough away from your home that it won’t be damaged by falling debris.
Make sure to ask your roofer how long your roof replacement is expected to take. The answer to this question will depend on many factors, including the roofing materials used for the job and the size and complexity of your home’s roof. Asphalt shingle roof replacements typically require a day or two for the actual teardown and installation, but the time for ordering materials and securing a permit can require a few weeks.
Step Four: Final Inspections by Your Contractor and Municipal Building Department
Once your new roof is installed and your yard has been cleared of nails and debris, your roofing contractor will schedule an inspection by the appropriate local government inspector to ensure that your new roof was properly installed and meets all applicable building codes. Your roofer will also provide you with a complete a walk-through inspection, during which you should feel free to ask questions or voice any concerns you have.
